Vista Point was designed in the early 1960s as a private residence by Patrick Gwynne, one of Britain’s most significant post-war architects. Working in an idiom that owed much to his years studying under Wells Coates, Gwynne produced a house of extraordinary spatial confidence — rooms that feel both modest in scale and architecturally generous.
The building is organised around a central living hall, from which all principal rooms radiate. Clerestory glazing draws daylight deep into the plan; wide overhanging eaves shade the terraces from summer sun. It is a house that changes character with the light and the seasons.
Grade II listed by Historic England, the house has been maintained with exceptional care. Original fixtures, fittings, and built-in furniture survive throughout, giving an authentic experience of mid-century domestic life at its most considered.

Living Room
A double-height principal room with full-width glazing facing the garden, original built-in joinery, and the house's signature coffered ceiling.
Kitchen
The original 1960s kitchen, fully restored, with bespoke cabinetry in the house's signature burnt-orange lacquer. A genuinely joyful room.
Bedrooms
Four bedrooms, each with a distinct character. The principal suite occupies the full western elevation with views across the garden to the sea.
Swimming Pool
A heated outdoor pool set within a walled garden to the south of the house. Open from May through September; heating available year-round on request.
